The Cape Cod Real Estate Guy has assembled some FAQ’s
for Sellers
Q: Agency disclosure laws in the Commonwealth
state that you will be acting as a Seller’s Agent on my behalf.
What is a Dual Agent? What is a Buyer’s Agent?
A: If I were listing your property, I would be
doing so as a Seller’s Agent. If I am showing it also to my
own customer then I become a Dual Agent for both sides. If I show
to another agent’s customer then I revert back to a Seller’s
Agent.
Q: What is a 1031 Exchange? Can I get one if I
am selling my primary residence?
A: A 1031 Exchange is a tax arrangement wherein
the Federal Government will allow you to sell a property and buy
another of equal value. If done within a certain period of time,
you will save Capital Gains taxes.
Q: What kind of advertising can you do to make
my house sell as quickly as possible?
A: We advertise in the local weekly papers, National
Association of Realtors (Realtor.com) on our company website, my
personal website, the Real Estate Book, Boston Globe, New York Times
and often the Wall Street Journal.
Q: How much does your office charge for a Realtor’s
fee?
A: Our fee is negotiable. We welcome your input
regarding fee structure and arrangements.
Q: Do I have to get a lawyer in order to sell
my property? Can you suggest someone knowledgeable and not too expensive?
A: You will need a lawyer to at least prepare
a deed for the next owner. I can give you a list of local lawyers.
Q: What is the weekly Real Estate tour? Does my
house get put on the tour right away?
A: It is best to get your house on the local Real
Estate MLS Tour as soon as possible. It gives all the local agents
a feel for the property and what customers they might have to inform
them about your property.
Q: Will I have access to money held as my deposits
for the Offer and the Purchase and Sales Agreement?
A: No. The deposit money is held in escrow with
Kinlin Grover Real Estate. The Realtor’s fee is deducted at
the closing and the balance is returned with interest to you at
the closing.
